Where should I start?
The very first step that you should take when you are thinking about buying your first home, is to hire a Real Estate Agent to help you through the process. Hiring an Agent doesn't cost you anything up front, Buyers Agent's get paid out of the sale of the home, not out of your pocket. So, you get to hire someone to help you every step of the way, and you don't have to spend any of the money you've been working so hard to save for your down payment! It's the best of both worlds.
How does it work?
As your Real Estate Agent, I will help you with every step of buying your first place. Let me tell you a bit about the process.
Step 1 - I will sit down with you and figure out where you are at, what you would like to buy, and determine what steps we need to get you there. I will answer all of your questions, and continue to do so throughout the process. I will get you set up on my free home search so that you receive all of the listings that match your criteria, emailed to you daily, so that you can start to have a look and see what's out there. With this search, you will see new listings 24-48 hours before they hit public websites. You will be able to save your favorite listings, and discard the ones you don't like.
Step 2 - If you haven't already obtained a pre-approval for a mortgage, I will help you get connected and walk you through this process. This will help you know what you can afford, and lock in today's awesome mortgage rates for 90-120 days.
Step 3 - We start shopping! At this point, I will take you out to see the homes that you want to see. I will advise you on the pricing of the homes, the neighbourhoods, all of that stuff. We might look at 3 houses before you find "the one." Or, we might look at 40!
Step 4 - Once we find the house that is the one you want to purchase, I will help you put in an offer. I will help you identify what conditions you need to protect yourself (ie, Financing, Home Inspections etc) and the terms that you need to make things work well for you. I will run a full evaluation of the home, and ensure you are getting a great deal.
Step 5 - I will present your offer, and negotiate with the Seller's Agent on your behalf. I will work to ensure you get the best possible deal, and represent your interests to the seller's.
Step 6 - Once we have come to an agreement, and have an accepted offer, I will help you fulfill the conditions in the purchase contract. I will come with you to your home inspections, support you in getting your financing in place, and any other conditions that are a part of your unique deal. This process sometimes requires further negotiations or has challenges to overcome, I will help you get through it all.
Step 7 - Once all of the conditions are fulfilled and we are happy with where things are at, we will remove conditions, and you have officially bought your first place! I will help you connect with a lawyer to complete the deal, and stay with you right through until the day you get the keys, and after, should anything go wrong.
